The loan principal is the home price minus the down payment. The calculator then applies the fixed-rate amortization formula over the selected term.
Worked example
For a $350,000 home with $70,000 down, the starting principal is $280,000. The displayed payment covers principal and interest only.
What the result does not include
Property tax, homeowners insurance, mortgage insurance, association fees, closing costs, and rate changes are excluded. This is an educational estimate, not a loan offer.
